Helvetica Swiss Living Fund portfolio grows by 43%
Since the beginning of the year, the real estate portfolio has been expanded by 13 high-quality residential properties with a total value of CHF 209 million. As of the end of June 2022, it comprises a total of 54 properties with 1’630 apartments and a fair market value of CHF 715 million. Further information can be found in the current Fact sheet. Helvetica Swiss Opportunity Fund increases Occupancy rate to 97%
The portfolio was expanded by three properties with tenants with strong credit ratings and long-term leases with a total remaining term of 8.5 years. The purchase volume amounted to approximately CHF 48 million. The occupancy rate of the portfolio increased to a high 97% with an average remaining lease term to maturity of 6.8 years. Outlook
Current market conditions are being closely monitored by the fund manager, who expects the SNB to raise interest rates again in the fall. Further interest rate steps cannot be excluded. The fund manager is already taking these trends into account in its current business activities. Due to robust Swiss economic fundamentals, continued high migration, declining construction activity as well as sustained high inflation, the fund management expects a stable value development of the portfolio. In the Helvetica Swiss Living Fund, the focus is on fully occupied, high-quality residential properties in locations with good public transport connections and moderate rents. In the Helvetica Swiss Opportunity Fund, the focus is on fully leased special properties such as production, logistics and warehouse properties as well as retail markets with yields in line with the market.

As before, further growth steps will be approached critically, and investments will only be made at returns in line with the market to optimize the portfolio ratios. If market conditions are favorable, a further capital increase will be considered. An attractive distribution is also expected for the 2022 financial year.

Helvetica Swiss Living Fund
The HSL Fund is a Swiss real estate fund open exclusively to qualified investors.
